Notice is hereby given of a breach of and default in the obligations secured by that certain Deed of Trust described above. By reason of this default, the beneficiary or its agent does hereby authorize MRR, Inc., dba All Valley Trustee Service (AVTS), as trustee, substituted trustee or agent for beneficiary, to cause the trust property to be sold to satisfy the obligations secured by this trust deed. I/We understand that there is no initial deposit required to start this proceeding. The undersigned guarantees payment of your regulated trustee’s fees, together with all costs and expenses incidental to these proceedings, upon demand, which may not be at the conclusion of the proceeding. I/We also agree to pay on demand, as well as indemnify and hold you harmless from and against all costs, damages, actual attorney’s fees, expenses, obligations, and liabilities of any kind which you may incur or sustain by reason of this default and foreclosure proceeding and/or the sale of the trust property by reason of any act or omission or commission on the part of others and the undersigned, for whom you are acting as an agent. This Declaration and the obligations thereon are joint and several to all beneficiaries under this trust deed. I/We understand that you may elect to withdraw or refuse your services at your discretion and I/We will be invoiced for your fees and expenses accordingly. The following Lender/Beneficiary states their authority to submit this Declaration.
